For Jay Madigan, president and CEO of Madigan Projects, exceeding expectations isn’t just business—it’s personal.
“My job and everyone who works for me and with me understand that we aren’t just building someone’s home; we’re a part of making their dream happen. They live their lives here, make memories here,” Madigan says. “We construct their visions, and those visions are very customized.”
They are indeed. From Lowcountry classic homes and modern abodes to beachfront builds and marsh-front mansions, Madigan finds beauty in every architectural style. Since the inception of Madigan Projects in 2007, he and his crew have built custom homes in Charleston, Mount Pleasant, Daniel Island, Sullivan’s Island, Isle of Palms, James Island and everywhere in between.
Originally from Florida, Madigan fell in love with the Carolinas when he attended college in Clemson, visited Charleston and knew he’d found home. Meeting his wife, another Florida transplant, the two made the Lowcountry their home and now reside East of the Cooper with their three teenage daughters.
“I became interested in construction in the 1990s while attending Clemson,” Madigan says. “I met a few guys that were construction science and management majors and became very intrigued. Though I graduated with a business degree and did the corporate thing for a while, I was never the type of person who wanted a desk job. Homebuilding was booming at the time, and high demand for construction management allowed me to get a foot in the door with a homebuilder, and I’ve been building homes ever since.”
Though custom homes are the company’s mainstay, Madigan admits large-scale renovations pique his interest as well. Garnering a stellar reputation from referrals and industry professionals across the Lowcountry for the past two decades, he knows which designers and architects to reach out to for specific projects.
“I’m sometimes the first point of contact for a client,” he explains. “I take considerable time and thought to understand what clients are looking for. We may have several meetings with different architects and designers that I think would be an ideal fit, but ultimately, the design team is going to be up to the client. I’ve had the privilege of working with several talented architects and designers in the area and greatly value their expertise. Custom builds take a great deal of time, and you have to have the right team that understands not only the necessity of quality but the ability to be flexible when the client wants changes, and that always happens.”
Madigan impresses as a very down-to-earth and modest guy, with most of the accolades going to his staff and crew. Vetting just the right crew is a meticulous process, and it’s one at which Madigan has been very successful. Most of his crew have been with him seven to 20 years.
“We have such a great team,” Madigan says. “I have a field supervisor on board, and I’ve learned how important it is to work with good vendors and trade contractors. My clients appreciate that. We have a highly collaborative culture on every home we build—we are all working as a team to create the best possible home. At the end of the day, you’ve got to hire good people and let them do their craft. We have that, and that’s why my team is loyal and most of our builds come from referrals.”
Showcasing his and his team’s workmanship is a point of pride for him. Many of Madigan’s clients allow his potential clients to walk through his finished custom homes or walk a site where he’s building one. Getting an up close and personal view of every element that makes up a quality custom home allows transparency, or as Madigan says: “Honest communication from the start, integrity and our commitment to quality is the foundation of who we are.”
Custom builds are all about the hidden intricacies, a puzzle where macro elements and micro details work together—from interior trim to flawless tile placement and design to perfect pocket beams and high-end materials. The magic lies in all these elements coming together effortlessly. And the result is that the owner’s vision is exactly as they imagined or, as Madigan strives for in every home, their expectations are exceeded.
“There is so much natural beauty in the Lowcountry,” he muses. “Amazing views—from ocean to marsh views, or maybe it’s an oak alley. Whatever it is, putting that extra effort in to capture that for our clients, to enhance that, it’s something we take pride in. It’s satisfying knowing that they are going to enjoy those views living there, and we were a part of making that happen for them.”
Madigan says that most of his projects take advantage of those views with wall spaces engineered to accommodate as much glass as possible, with large windows and sliding or accordion glass doors designed into the structure. “We spend a lot of time on the front end with the design team, our engineers, and window and door vendors to ensure the home is capturing views of the beautiful creation outside of it,” he says.
Often building a custom home can take up to two years, and Madigan says that it’s nearly daily interaction with his clients. Ensuring that the work environment is a positive one—for both his clients and his crew—is paramount. And Madigan admits that custom building definitely has its challenges. There are details and methods that have to be executed with precision and expertise. But, with any creation of beauty, there is a synergy that directs the result. Perhaps that’s why Madigan Projects has become one of the Lowcountry’s most valued custom builders.
“I always want our interactions to be pleasant and enjoyable,” Madigan states. “It’s the simple things. When we embark on this journey with clients, it’s almost like a marriage because we all spend so much time together. I call my clients friends, my crew friends. It means something to me to build the perfect home for folks. Custom builds take all sorts of different people with unique skills and personalities from all walks of life. But we’re working toward a common goal to build the best home we can. My clients raise families, celebrate special occasions—have a life in the homes we build.
