magine an ideal day on isle of palms. the sun is shining and the breeze is blowing just enough to keep you cool as you lounge on the boat, traveling through the Atlantic’s waves or enjoying a day trip on the Intracoastal Waterway. When you’re ready to wrap up the boating experience, you don’t have to plan ahead—there’s no searching for an available spot on the public dock, looking for a boat ramp or paying for a slip at the marina. You head down Morgan Creek and pull up to your own private dock, tie up and walk a few steps up to your waterfront home to enjoy your own private retreat.
That reality is available in a new luxury residence built by King & Society Real Estate and Construction at 34 Waterway Island Dr. on Isle of Palms. This deep-water dream home, which is filled with outdoor living luxuries, has a prime feature not easily found on the island—a 120-foot private dock dedicated solely to the home’s owner and guests. “The dock can easily handle four boats at once. It’s one of the many features that makes this a wonderful home for entertaining, both inside and outside,” says King & Society Realtor Misti Cox.
The prime waterfront location is across from the IOP marina within the prestigious Wild Dunes Resort, which boasts an amenities package of its own, including tennis courts and golf courses. Plus, the home is just a short golf cart ride away from the beach and the Wild Dunes beach club.
The home’s private outdoor living spaces are expansive. It is one of many coastal homes he has partnered with King & Society to design and build.
King & Society has been building, renovating, managing, and selling homes and commercial properties on Isle of Palms, Sullivan’s Island, Daniel Island and Mount Pleasant since 2014. The company builds about five spec homes each year and simultaneously custom builds six to eight homes in the same time frame. “Our design process emphasizes understanding potential buyers’ needs, particularly regarding outdoor spaces and views. For each home, we think about the type of homeowner who would enjoy living there and what amenities they’re looking for,” says Cox. “This particular home prioritizes outdoor spaces and views.”
The entire back of the home is open to the waterfront, providing outdoor living and entertaining area on three levels. On both sides of the pool deck, stacked porches on the upper and lower levels provide semiprivate outdoor spaces for two primary suites, guest and family bedrooms, and an outdoor dining area directly off the indoor dining room. The terrace level has even more covered outdoor space with a lounge, a pool bar, an outdoor fireplace and a pool bathroom to keep wet feet and dripping bathing suits outside.
McCants specified multiple textures on the exterior of the home, including reverse board-and-batten, shiplap, tongue-and-groove ceilings and ipe decking, along with varying rooflines for interest. “The home feels rambling in a properly thought-out kind of way,” he says. He designed the layout in a way that preserved the large oak trees and palmettos on the property, siting it so it sits in the midst of the foliage to look like it has been there a long time and to provide privacy on both sides of the home.
In addition to expansive outdoor living, the 6,808-square-foot interior is equally compelling and set up for entertaining family and guests. On the main level, the foyer is defined by a cased opening with a view through the main living spaces and out the back to Morgan Creek. The open kitchen, dining room and great room flow together as a large communal space while still retaining definition created by white oak ceiling beams.
A wall of glass on the back of the home provides water views from all three of these main living spaces. Glass doors open across the back when the weather is nice, designed by McCants to marry the inside and outside living spaces. The large expanses of glass enable the family to feel outside even when the doors are closed due to extreme exterior temperatures.
“The home is informal and comfortable and set up for entertaining,” McCants says. “It’s really a social scene, with the Isle of Palms marina right across the water.”
The interiors are filled with special touches. The living room firebox is tiled in a simple creamy white tile laid in a herringbone pattern to elevate the look. Shiplap ceilings throughout many of the interior and exterior rooms echo the laid-back, comfortable theme. The kitchen is outfitted with high-end Miele appliances and double islands. A climate-controlled wine room with white oak shelving can be finished with the new homeowner’s special detailing. A nearby scullery flows seamlessly into the entertaining space and provides room for behind-the-scenes meal preparation and cleanup with an extra sink, dishwasher and storage.
Down the hall from the scullery, a room is open to interpretation based on the new homeowner’s needs; it can transform into a bunk room or an additional bedroom or office. Similarly, the designated home office on the main level off the primary suite is ready for a homeowner’s touch, with in-floor electrical outlets to handle floating desk placement.
The primary suite features an extra-spacious bathroom with luxe touches such as fine faucets and fixtures, a freestanding soaking bathtub, and a built-in dry sauna along with large dual walk-in closets and access to a deck with water views. “We find that owners want a bedroom big enough to fit a king-size bed but need much of the space allocated to utilitarian uses, like large closets instead of a less-functional sitting area,” McCants says. A mini-primary suite on the second level, also with deck access and water views, gives the homeowners a choice to decide which suite is better for their lifestyle and provides an option for longer-term guests to have their own distinct space.
King & Society collaborated with designer Amy Trowman to specify builder finishes, such as interior trim, countertops and hardware, and to create a color palette that references nature. “The home features a clean coastal interior with elegant white oak flooring and exposed beams that add warmth and character,” says Allison Marino, designer coordinator with King & Society. “The tilework throughout is thoughtfully designed, with colors inspired by the surrounding coastal views—soft whites, sandy tans and calming blues. These neutral tones complement a range of décor styles, allowing the new homeowner to add their unique touches throughout.”
In addition to the mini-primary suite, the home has an additional three dedicated en suite bedrooms on the upper level. One of those bedrooms is a “hidden gem,” according to Marino. “It can be transformed into a media room or another use. Its white oak vaulted ceilings are beautiful,” she says.
In addition to loads of outdoor living, indoor entertaining and guest quarters, the home has other features that make it amenable to hosting family and friends. “A second-level grand hallway has a sitting area and coffee bar for guests who want to make their morning coffee and take it to the upper deck,” Marino says. Full laundry rooms on each level allow family and guests to handle utilitarian functions in their own separate spaces. An elevator allows ease of movement throughout the home.
Overall, this resort-style property has six bedrooms, seven full bathrooms, two powder baths, a whole-home water filtration system, a garage with mahogany-stained doors and space for two vehicles and two golf carts, and off-street parking.
